How it Works

Welcome to our comprehensive guide on how the property buying process works in Umbria, Italy. We understand that finding your dream home in a foreign land can be a thrilling yet daunting journey. That's why we've crafted a step-by-step overview of how we can assist you in making this experience seamless and enjoyable.

1. You tell us what you are hoping to buy. Fill in our form which will include type of property, size, location, outdoor space and budget. We then network with local agents and contacts and get back to you with a list of properties that we think you will like.

2. You tell us what dates you would be available for your trip to Umbria.  We believe that viewing property should be an enjoyable experience and since “buying a property is like buying a bit of a life style” we would like to show you the attractions and services the local towns offer too. You need to really get a feel for the place you are going to live or holiday in. That is also why we are happy to organise accommodation and include a few local experiences too (a cooking lesson or a basic Italian language lesson).  If you have a bit of time, we would love to give you a bespoke "experience stay".

3. Since it is necessary to have a fiscal code in order to buy a house (and even to make an offer on a house), we will start this process as soon as you arrive (it normally takes three days max to attain). This is one of our "before buying" services. See other services on:

4. If there are properties you particularly like we can see them a second time and perhaps view them with a builder or surveyor if there are things you would like to change or update, for example. We will make sure all the documentation of the property is up to date and go through all the paperwork for you.

5. Once you have decided what property you would like to buy we prepare a written purchase offer which will include the amount you would like to offer, any conditions, amount of deposit to pay (normally between 15 and 20% of the price offered) and deadline for the final purchase contract at the notary's office.

6. Once the offer has been accepted we collaborate with the agent and make sure the notary, who does all the legal work, gets all the documentation necessary to draw up the final contract. This final contract normally takes place in about 3 months from the offer.

7. If you can't be present on the day of the final contract we can organise a power of attorney for you to sign and send back to the notary. But if you can be present it is always best: it is an interesting process and the contract will be done in both English and Italian so that you can ask the notary any questions during the actual sale. Floor plans and land plans will be shown and all the details regarding the origin and any work or authorisations granted from the town hall on the estate, are enlisted. It is also nice to meet the previous owners as we believe that a house is not simply brick and stone, but a shell of experience and emotions to be passed on.

8. Once the house is yours, we won't abandon you: one of our services is that of putting all the utilities in your name, and we can help you to open a bank account and set up direct debit too.
